Property Letting and Management
Increasingly people are realising the great merit of investing in bricks and mortar.
Letting is a complex field requiring knowledge and experise in many areas, it makes good sense to leave the matter fully in the hands of an experienced specialist agent who is not distracted with property sales or other services and who will above all , ensure that your property is cared for throughout a tenancy.
We offer a range of services for landords and these can be tailored to meet your specific needs.
The following provides an outline of the principal services we offer and we should be pleased to discuss these more fully at any time, to determine what best suits your requirements
TENANT FIND ONLY
If you require a tenant found and installed together with all the appropriate legal documentation but wish to oversee the day to day running of your property and tenant. Includes rental valuation, accompanied viewings, referencing, credit searches, prepartation of Tenancy Agreements and collection of deposit monies and first months rent.
TENANT FIND AND RENT COLLECTION
Taking the process further, this service includes all the work indicated above, plus the collection of rent for the duration of the tenancy. We also prepare a Schedule of Condition and Inventory of Contents so that a full and proper record exists of the property and all that is therein.
FULL MANAGEMENT
The service for you, if you do not wish to be directly involved with tenants and the letting and mangement of your property from the outset. In summary, with your authority, we take care of everything from the begining to the end, ensuring that the property is well maintained, the tenant observes the terms of the tenancy and that the rent is paid as agreed.
Advice is routinely given on all aspects of legislation governing safety matters, pertaining to electrical installations, furniture and furnishings etc.
